Gross Floor Area (GFA) harmonisation in Singapore is a regulatory initiative aimed at standardising how floor areas are measured across government agencies such as URA, BCA, SLA, and SCDF. Previously, different agencies had varying ways of calculating GFA, leading to inconsistencies in property development and sales. The harmonisation now ensures a uniform measurement method, where all floor areas are measured up to the midpoint of walls while excluding wall finishes. Additionally, it standardises the inclusion of strata areas in GFA calculations and removes void spaces (such as high ceilings) from being counted as usable floor area. This change provides greater clarity for developers and buyers, ensuring that the stated floor area more accurately represents the actual space available in a unit.

Previously, developers could include large air-conditioning ledges or void areas in the total unit size, which inflated the apparent square footage.
